Shopping Center Development

Implications: The article while factual just scratches the surface of center development. It just gives an indication of one of the incentives available to major tenants.
Analysis: This is nothing new about development of Regional or Community Centers or in fact major Regional Malls.
It is a fact of shopping center development and the negotiating strength of major tenants. In many cases the subsidy is necessary to get a project off the ground. Keep in mind the major tenants do a substantial amount of advertising, attracting consumers to the center while the small tenants do little or no advertising and count on the draw of the major tenants.
The developer needs major tenants to not only attract the smaller tenants but induce lenders to finance such projects.
While the article cites prices and costs of land it just scratches the surface of Center Development and does not deal with other incentives that a major tenant might receive. Major tenants, in addition to land at or below cost, might also receive: free site work, limited common area contribution and or no contribution to merchants associations which can add up to a substantial sum of dollars.
