Common Area Maintenance is a term that has been adopted by all multi-use facilities such as shopping centers. It refers to the composite of charges that must be shared by all participants in the multi-use facility. It typically includes all regularly recurring charges for maintenance, repair, taxes, snow removal, lighting, sweeping, etc. It typically does not include capital expenditures for replacements to buildings and parking areas.
