Orville Power is a Principal at Vertical Infill, a Development and Advisory Services firm with offices San Diego and San Francisco, CA. Mr. Power's firm has acquired over 500 lots in the latest market downturn, and is currently repositioning the assets as viable developments (such as senior living campuses). Prior to joining Vertical Infill, he served as Director of Land Acquisition with DR Horton in the Southern California region and as a Land Acquisition Manager with Toll Brothers in San Diego. Mr. Power’s responsibilities at Vertical Infill include founding and managing the Advisory Services and Asset Management arm of Vertical Infill, “Solutions”, that serves the role of real estate development expert for lending institutions in need. Through these banking relationships, Vertical Infill is becoming a clearing house for distressed properties. Mr. Power started his career in real estate at The Meyers Group as a Research Analyst. Debt is Trading at Big Discounts

We are located in California and deal daily with banks and investors on distress debt.  Whole loan are trading at deep discounts, particularly those in pre-foreclosure stage prior to trustee sale and perhaps in the threat of bankruptcy.  We have seen several defaulted whole loan transactions in the .30 cents on the dollar range from the original 1st Trust Deed amount.

Solar Panel systems are not yet cost effective for builders to use on traditional housing.  Overall, an environmental movement will help sell homes, however, it must make financial sense to be widely accepted in the building industry.
