John Fox is a 20-year real estate industry veteran with expertise in development, acquisition, and investment. Mr. Fox is Principal of Fox Real Estate Advisory. He has worked on hundreds of millions of dollars of development and acquisition projects, including Circle Centre Mall in Indianapolis, the Mall of America in Bloomington, Minnesota, and the Forum Shops at Caesars in Las Vegas. Mr. Fox is knowledgeable about market research, site selection, property marketing, financial analysis, and strategic planning. He helps clients to understand and minimize risk. He has conducted due diligence on retail, residential (both single and multi family), office, and hotel properties. Mr. Fox has developed a proprietary method for the evaluation of shopping center risk and is an expert at grading regional malls and assessing their performance characteristics. Prior to founding Fox Real Estate Advisory in March of 2009, he was Vice President of Research for Leasing and Development at Kite Realty Group Trust and Real Estate Research Manager for Simon Property Group. Forever 21 is opening in six quality General Growth Properties regional malls in 2010.  The total size of these units is nearly 600,000 square feet, averaging almost 100,000 sq. ft. per unit.  This is a dramatic shift upwards for Forever 21 in terms of their store sizes.  Forever 21 has historically operated as an in-line tenant in regional malls with units sized in the 8,000-12,000 sq. ft. range.  What is the impact on Forever 21, other mall retailers and landlords?

The magnitude of retail casualties has yet to fully play out in the current cycle. Unemployment has been increasing so rapidly in the last twelve months that retail vacancy and the associated negative impacts have yet to “catch up” with the unemployment rate. Shopping center risk can be identified by the evaluation of key operational and performance metrics. When thresholds are exceeded in these areas the potential for shopping center decline or failure increases dramatically.
