Jim Belfiore is the President of Belfiore Real Estate Consulting in Phoenix, AZ. Belfiore Real Estate Consulting is a national real estate market research company that supports institutional and private investment groups, lenders, developers, and homebuilders in underwriting and planning single and multi-family residential developments. Over the last eight years, Mr. Belfiore's real estate career has been devoted to studying the feasibility of public homebuilders' residential strategies and understanding the largest real estate markets in the United States. Since opening Belfiore Real Estate Consulting early in 2006, Mr. Belfiore has assisted in the evaluation of more than 200 single- and multi-family projects and created KnowledgeBase Current and Future Market Conditions Insights - a residential real estate market tracking publication. Belfiore Real Estate Consulting analysts proactively visit more than 250 new, residential sales offices in the Phoenix metro area on a monthly basis to create the company’s KnowledgeBase product. Until December of 2005, Mr. Belfiore served as a Vice President of Acacia Capital Corporation. While at Acacia, he underwrote more than $1.5 Billion in residential real estate transactions nationally. Prior to Acacia Capital, Mr. Belfiore led a team of researchers at Hendricks & Partners. Bad news for some, though, will soon turn out to be good news for others. The second half of this year will yield ample opportunities for residential land / lot buyers.
Investors and market observers can count on continued homebuilder losses, as home prices a pushed downward further.
Our next lesson may be that homebuyers should carry some of the financial risk associated with owning a home.
The question many looking from the outside-in may soon start asking is, “How many buyers are there for $300 / square foot to $800 / square foot housing in Phoenix?” As the single-family market bottoms out, the answer will come. Hopefully the timing is sooner rather than later.
