For the shopping centers anchored by grocery or pharmacy companies may be attracting investors because corporate guarantees and other intangible property inherent in leases. And, the value of the intangibles may reduce capitalization rates by signifianct ammounts. Market values of such property may be as much as 50% lower for shopping centers or free standing properties without the presence of intangibles.
